Hise, recorded as Instrument Number 090001192 in the land records of the Rockbridge County, Virginia, default having been made in the payments of the indebtedness thereby secured, the undersigned
will on
November 26, 2024 @ 12:00 NOONat the front entrance of the Rockbridge County Circuit Courthouse, 20 S. Randolph Street, Lexington, VA 24450, offer for sale at public auction the property and improvements thereon, described as follows:
All that certain lot or parcel of land with the rights of way incident thereto and
appurtenances appertaining, situate and lying about one mile southeast of the Village
of Fairfield, on the public road leading from Fairfield to Templetons Mill such road
being Rockbridge County, Virginia, and described as follows:
BEGINNING at a steel pin the south right of way line of State Route #706 and the
corner to the other lands of Eugene Wilson Walker, thence with the line of said Walker
and the land now or formerly owned by N.M. Groah, thence with Groahs line S 61
degrees 20 W 132 feet to a point corner to the land now or formerly, owned by F. W.
Snyder, thence a new line with Snyder N 28 degrees 15 W 330 feet to a point in State
Route #706, thence with said road N 61 degrees 20 E 132 feet to the BEGINNING.
TERMS OF SALE: CASHThis sale is subject to all matters of record in the chain of title to the above property, and also subject to mechanics and materialmens liens of record and not of record, if any such liens exist.
A bidders deposit of 10% of bid amount, in cash, certified or cashiers check, is required at the
time of sale, with the balance due at settlement, to be held within 30 days from the sale date at the office
of the Trustee. The property and improvements thereon shall be sold in "as is" condition. All costs of conveyance, by special warranty deed, will be at the cost of the purchaser. Real estate taxes shall be prorated to date of sale. Additional terms of sale shall be announced at the time of sale and contained in a
memorandum of sale which the successful bidder shall be required to sign.
