In execution of a Deed of Trust dated May 21, 2015, in the principal amount of $77,043.30, recorded in the Clerk's Office of the Circuit Court of Rockbridge County, Virginia, of record as Instrument Number 150001238, Woods Rogers Vandeventer Black PLC, Substitute Trustee, will offer for sale at public auction outside the main entrance of the Rockbridge County Circuit Court, 20 South Randolph Street, Lexington, VA 24450, on May 7, 2026 at 12:00 noon , the property described in said Deed of Trust lying in the County of Rockbridge, Virginia, and further described as follows:
All of that certain tract or parcel of land, together with any improvements thereon, rights of way incident thereto, lying and being situate in the Buffalo Magisterial District of Rockbridge County, Virginia, containing 5.68 acres, more or less, as shown on that certain plat entitled “Plat Showing Boundary Line Adjustment and Family Division”, prepared by Farris P. Hotchkiss, Jr., L.S., dated April 30, 2014, of record in the Clerk’s Office of the Circuit Court of Rockbridge County, Virginia, in Plat Cabinet 4, at Slide 727, which plat is incorporated herein and made a part hereof by reference.
TOGETHER WITH AND SUBJECT TO a twenty-five-foot (25’) right of way for ingress and egress the located of which is more particularly described on the aforesaid Hotchkiss plat in Note #8, the maintenance of the aforesaid roadway shall be shared among the lawful uses thereof in proportion to such usage.
Pursuant to Section 8.9A-604 of the Virginia Code, a 2015 Clayton Manufactured Home, Serial No. CLM097819TN will be sold with the real property.
TERMS: Cash - Bidder's deposit of ten percent (10%) of the sales price by cashier's or certified check may be required. Balance of purchase price shall be due and payable not later than ten (10) days after sale.
