In execution of a Deed of Trust dated May 28, 2015, recorded in the Clerk's Office of the Circuit Court for Rockbridge County, Virginia, as Instrument No. 150001245, the Substitute Trustee will offer the above-described property for sale to the highest bidder at public auction on the date and time referenced below.
Those certain parcels of real estate with the buildings and improvements thereon and the rights and appurtenances thereunto belonging, situate in the TOWN OF GLASGOW, NATURAL BRIDGE MAGISTERIAL DISTRICT, Rockbridge County, Virginia, designated as one-half of Lot 34, adjoining Lot 36, Lot 36, Lot 38 and Lot 40 in Block 105, fronting 105 feet on Catawba Street and extending back between parallel lines 125 feet to a public alley in the rear and shown on a plat of the Map of Glasgow recorded in the Clerks Office of the Circuit Court of Rockbridge County, Virginia, in Deed Book 58, at Pages 1 and 2, and designated as 605 Catawba Street on the house numbering system for the Town of Glasgow.
Date of Sale: November 20, 2024 at 12:00 p.m. at the Rockbridge County Circuit Court, 20 South Randolph St., Ste 101, Lexington, VA 24450.
Terms: CASH: a deposit in the form of certified funds in the amount of $10,000 or 10% of the sale price, whichever is lower. Settlement within thirty (30) days of date of sale. Time is of the essence.
OPTIONS:
1. All costs of conveyance, examination of title, recording charges, etc. will be at cost of purchaser with the exception of the grantors tax. Neither the Substitute Trustee nor any other party guarantees or covenants to deliver or in any way to obtain possession of the premises for any third party purchaser.
2. The Substitute Trustee reserves the right to reject all bids, extend the time to receive bids or withdraw the property from sale at any time. In addition, should the Substitute Trustee be unable, for any reason, in its sole discretion, to convey title, the successful bidders sole remedy in law or equity shall be the return of his deposit. Upon refund of the deposit, the sale shall be void and of no effect.
Additional terms may be announced at the time of the sale. The Substitute Trustee will convey the above-described property to the purchaser(s) by Special Warranty deed at settlement and makes no additional representations or warranties of any kind regarding the title to said property.
